Most calculators multiply your acres by a number someone typed into a table. LandClearly works the other way around: it reads your property description, identifies the planning method supported by that information, estimates the productive machine time that method needs, and only then turns that time into a planning range.
Why this calculator asks more questions
Acreage alone cannot separate a mowing job from a build-ready site preparation job, and the gap between those two is far larger than the gap between four acres and six. Each extra question exists because it changes either the method, the machine time, or what has to happen to the material afterwards.

What LandClearly will not pretend to know
Some properties cannot be responsibly priced from a questionnaire, and the honest answer is to say so rather than to invent a number.
- Mature timber. Large-diameter trees change method, equipment and often the value of the material itself. These cases are routed to contractor review.
- Complex site preparation. Grading, pads, drainage and access work depend on survey and dirt volumes that a questionnaire cannot establish.
- Unresolved mechanical scope. Where the answers leave it genuinely unclear what the machine has to do, the result says the scope is unresolved.
- Costs outside the model. Permits, disposal fees, long-distance machine transport and unusual logistics are listed as exclusions, not folded in quietly.
Every result carries a plain-language confidence label rather than a percentage, and the estimate is a planning range, never a quote.
